Property in Malta
Attard Baldacchino is a licensed real estate agency (Real Estate Agency Licence EA-00174-24) within a legal and residency practice. The agency exists because property is rarely a separate question for the people the practice acts for: the residence programme sets conditions on it, the tax status may depend on it, and the timing of an application often turns on when a lease or a deed is in place.
What the agency does
The practice begins with the client's position, not with listings. It advises on what a programme requires of a property, on what a family will actually need in the first year, and on the difference between what is advertised and what will pass the authorities' conditions. It then finds and negotiates the acquisition or the lease, and, as a legal practice, carries the transaction through alongside the notary: the source of funds documentation, the coordination of the promise of sale and the deed, and the registration of the lease with the Housing Authority where one is taken.
The notary
Certain acts in a Maltese property transaction are reserved to a notary public: the drafting and registration of the promise of sale and of the deed, the searches, and the payment of the duties and taxes due on the transfer. The practice works alongside the notary and, on a case by case basis, can arrange representation to appear on the client's behalf at the promise of sale and at the deed.
Acquisition
For clients acquiring, the agency identifies suitable property against the client's brief and any programme threshold, arranges viewings in person or by video, negotiates terms, and coordinates the promise of sale, the notary, the searches and the deed. Non-residents acquiring property in Malta may require a permit under the Immovable Property (Acquisition by Non-Residents) Act; the practice advises on whether one is needed and handles the application.
Leasing
For clients leasing, whether as a first home in Malta or as the qualifying lease a programme requires, the agency sources the property, negotiates the lease, and registers it with the Housing Authority as the law requires; renewals and deregistration are handled as part of the same engagement.
How to begin
Describe what you need on the property request form: the purpose (a home, a programme requirement, an investment), the area if you have a preference, the timing, and the budget. The practice replies with an assessment of what is realistic and a proposal for how to proceed. For anything time-sensitive, WhatsApp +356 7928 4155.
